Don’t Get Scammed By People Claiming To Help You

The biggest enemy to a distressed home owner is the person claiming they can help them when they really just want to take advantage of an unfortunate situation.  Take some basic precautions against being taken advantage of:

  • Don’t sign any documents that confuse you.  Show them to an attorney.
  • Get all “promises” in writing.
  • Beware of any loan assumption offers where you are not formally released from liability for your mortgage debt and contracts of sale.
  • Check with a lawyer or your mortgage company before entering into any deal.
  • If you’re selling the house yourself to avoid foreclosure, check to see if there are any complaints against the prospective buyer.  Contact your state Attorney General, State Real Estate Commission, or local District Attorney’s Consumer Fraud Unit for this information.

If you decide to do business with another foreclosure consulting company, be sure that they are operating within the boundaries of the law.  Many people were fooled by dishonest mortgage brokers.  It is important when dealing with loss mitigation that they dont get fooled again.

    Counselor, I am glad to see you are on the side of the “good guys” :) This pandemic of foreclosures has cause a shift in the legal arena. There are brilliant attorneys, such as yourself, studying the law and coming up with new defenses constantly!
    We are a advocacy for homeowners facing foreclosure and provide a true Forensic Loan Audit to aid them in their defense. I havent purchased you book YET, but I am curious if you are utilizing the Loan Audit tool to build a defense for your clients.
    We all know that the impact of foreclosures, regardless of what the popular media reports is just the “Tip of the Iceberg” so to speak and that there will be millions of consumers fighting to keep their home and possibly forcing the lenders to walk away due to their own negligence and greed. I applaud you and hope that all of us can continue to fight the good fight and help as many families keep their dreams alive and punish the purgers that would try to defend their wrongful actions
